A quiet canal lined with small docks and modest homes leading out to an open bay

Southampton town, Riverhead neighbors

Flanders is a hamlet in the Town of Southampton in Suffolk County, stretched along the south shore of Flanders Bay. Route 24, also called Flanders Road, runs through it between Riverhead and Hampton Bays, and the roadside Big Duck is the hamlet’s best-known sight. Many residents shop and work in Riverhead, and many students attend Riverhead schools, even though town hall is in Southampton.

Much of the hamlet is low and close to the water. Canals and creeks run behind houses, and wetlands border Reeves Bay and Flanders Bay. Coastal storms and nor’easters can push water into these streets, and some properties sit in FEMA flood zones that affect what a lender requires.

A standard homeowners policy excludes flood, so we quote flood insurance alongside homeowners coverage and explain how the two fit together. We also place auto coverage, including assigned-risk auto for drivers who have been turned down. Phone, text and email are all you need.

Who we help in Flanders

Flanders situations we see

Homeowners in a FEMA flood zone

If your mortgage requires flood insurance, we get NFIP or private flood quotes and help you send proof of coverage to your lender.

Owners outside the mapped zones

Lower-risk zones still flood. We can quote coverage there too, so you are not relying on a homeowners policy that excludes it.

Buyers of waterfront homes

An elevation certificate can affect a flood quote, and the seller may already have one. We tell you what to ask for before you close.

Owners with docks and bulkheads

Docks and bulkheads are often limited or excluded on homeowners and flood policies. We check what your policy says about them before a storm, not after.

Route 24 commuters

Flanders Road carries traffic toward jobs in Hampton Bays and the South Fork. A long daily drive on a busy county road is a good reason to review your liability limits.

Drivers rebuilding a record

Tickets, an at-fault accident or a past cancellation can lead carriers to decline. The New York Automobile Insurance Plan exists for drivers in that spot.

Local knowledge

Low ground along Flanders Bay

Flanders reaches east from the Riverside line along the bay, with Route 24 running through and pine woods and county parkland to the south. Streets near the water sit low, and strong storms or very high tides can flood them and cut off driveways for a time.

Hampton Bays is the next stop south along Route 24, and Riverhead is a short drive back the other way. Daily life here pulls two ways: work and shopping in one place, town government in another.

  • Flanders is part of the Town of Southampton
  • Route 24 (Flanders Road) links Riverhead and Hampton Bays
  • Flanders Bay and Reeves Bay border much of the hamlet
  • NFIP policies usually take 30 days to begin

Questions

Flanders insurance FAQ

Does homeowners insurance cover flooding in Flanders?

No. Standard homeowners policies exclude flood, including storm surge from the bay. Flood coverage comes from a separate policy through the NFIP or a private flood carrier, and it usually has a waiting period, so it should be in place before a storm is forecast.

How long does it take for flood insurance to start?

Usually 30 days for an NFIP policy. There are exceptions, such as coverage bought at the same time as a new mortgage or a change to your loan. Private flood carriers may have different waiting periods, which we confirm when we quote.

Does flood insurance cover my dock or bulkhead?

Generally not. NFIP policies exclude docks, bulkheads, seawalls and similar structures outside the house. Some homeowners policies offer limited coverage for docks, so we check your policy wording and tell you where the gaps are.

Turned down somewhere else? Call us before you give up.

Tell us what happened. We’ll go over your options, including the New York assigned-risk plan, and tell you honestly what it will take to get you insured.
