A small village with a lot going on

The Village of Babylon is an incorporated village inside the much larger Town of Babylon in Suffolk County. It has its own village government, its own school district in the Babylon Union Free School District, and a downtown along Main Street, which is Montauk Highway as it passes through. Babylon station is where many Babylon Branch trains end their run, and riders heading farther east change to the Montauk Branch.

South of Main Street, the village runs down to the Great South Bay, with canals, marinas and docks along the shore, and Argyle Lake sits near the middle of town. That mix of water and older housing is why village homeowners so often ask about flood insurance alongside their homeowners policy. A standard homeowners policy leaves flood out, and a separate flood policy has to be in force before the water arrives.

Downtown business owners have a different list. A restaurant, salon or shop on Main Street usually needs general liability, property coverage for equipment and stock, and workers comp once someone is on payroll. A business owner’s policy often combines the first two. We work through it by phone and email, so you never have to close early to meet with us.

Who we help in Babylon

Who calls us from the village

Waterfront and canal homeowners

Homes near the bay face flood, wind and sometimes higher deductibles. We review the homeowners and flood policies side by side so you know what each one pays.

Main Street shop and restaurant owners

Leases often spell out the liability limits a tenant must carry. We match the policy to what the lease says and explain which parts are optional.

People moving into the village

Relocating to Babylon from the city or out of state means a New York policy and a New York registration. We line up coverage first so the DMV paperwork goes smoothly.

Local knowledge

The village, the town and the water

People mix up the names all the time. The Town of Babylon takes in West Babylon, North Babylon, Copiague, Wyandanch, Deer Park and the villages of Lindenhurst and Amityville. The Village of Babylon is one small piece of it, with its own mayor and board of trustees.

Because the village sits so close to the bay, a home several blocks from the water can still take on flood water in a strong storm. Lenders require flood coverage in mapped high-risk zones, and owners outside those zones can buy it too, usually at a lower price.

  • Babylon is an incorporated village within the Town of Babylon, Suffolk County
  • Babylon station is the end of the line for many Babylon Branch trains, with connections east on the Montauk Branch
  • Argyle Lake and the Great South Bay shoreline are both inside the village
  • Most new NFIP flood policies take 30 days to begin, so buy well before hurricane season

Questions

Babylon insurance FAQ

Is the Village of Babylon the same as the Town of Babylon?

No. The Village of Babylon is an incorporated village inside the Town of Babylon, which also includes hamlets such as West Babylon and North Babylon and the villages of Lindenhurst and Amityville. For insurance, the exact location of the home matters more than the name, especially for flood rating.

Do I need flood insurance if my Babylon house is not in a high-risk zone?

It is not required, but it is worth pricing. Lenders usually require flood coverage only in high-risk zones, yet flood claims also come from homes outside them. Policies for lower-risk locations often cost less, and we can quote NFIP and private flood options.

What insurance does a Main Street business in Babylon need?

Most need general liability and property coverage at a minimum, and many combine the two in a business owner’s policy. Most New York employers must also carry workers compensation and disability benefits coverage. We check what your lease and vendor contracts ask for before we quote.
