A two-story house raised on pilings beside a quiet canal with a small boat at the dock on a clear day

Canals to the south, a preserve down the middle

Massapequa is an unincorporated hamlet in the Town of Oyster Bay, in the southeastern corner of Nassau County. The Village of Massapequa Park sits just to the east, with East Massapequa and North Massapequa around them, and Amityville in Suffolk is just past East Massapequa. The LIRR’s Babylon Branch stops at Massapequa and Massapequa Park stations, while Sunrise Highway, Merrick Road and the Southern State Parkway carry most of the east-west traffic.

South of Merrick Road, many streets end at canals that open onto South Oyster Bay. Some houses there have been raised or rebuilt, and others still sit close to the water line. The height of the lowest floor, whether there is a basement and what the elevation certificate shows all feed into a flood quote. We compare NFIP coverage with private flood insurance so you can see what changes with each.

North of Sunrise Highway, the hamlet turns into blocks of single-family homes where teen drivers and aging roofs are the bigger concerns. Many families here drive west toward the city or east into Suffolk for work. Our West Babylon office is only a few miles east, and we handle nearly everything by phone, text and email, including assigned-risk auto insurance for drivers the regular market has declined.

Who we help in Massapequa

Massapequa households we help

Canal-front owners

Raised or not, a home on the water needs flood coverage built around its elevation. We compare NFIP and private options and explain the limits for basements and enclosed areas below the living space.

Homeowners with older roofs

Some carriers hesitate on roofs past a certain age or on homes with past water claims. We learn each carrier’s rules before you apply, then quote homeowners insurance to match.

Families adding a teen

A junior license in the house is one of the biggest changes a policy sees. We add the teen, check good-student discounts and look at which car they should drive.

Commuters crossing into Suffolk

Driving east to jobs in Babylon, Islip or beyond adds miles. We make sure the mileage and use on your policy match the commute.

First-time home buyers

Closing on a house means homeowners coverage, possibly flood, and moving the cars to the new address. We set up the pieces in order so the closing has what it needs.

Drivers with an accident on their record

A recent at-fault accident can raise a renewal or lead to a non-renewal. We shop the carriers available to us and use the NYAIP if the regular market declines.

Local knowledge

Merrick Road, the canals and the preserve

The Massapequa Preserve runs north and south through the middle of the community, a long strip of woods, ponds and trails along the stream that flows toward the bay. The Bethpage State Parkway runs north from Massapequa toward Bethpage State Park. Merrick Road and Sunrise Highway carry shoppers and commuters east and west, and the Wantagh Parkway to the west leads south to Jones Beach.

Coastal storms can push water up the canals and into low streets. A flood policy bought the day a storm is forecast will not help, because NFIP coverage usually takes 30 days to begin. The time to set it up is well before hurricane season, not when the forecast turns.

Questions

Massapequa insurance FAQ

Does NFIP flood insurance cover my basement in Massapequa?

Only in a limited way. NFIP policies cover certain basement items, such as a furnace, water heater, washer and dryer, but not finishes such as paneling or carpet, and not most belongings stored down there. Some private flood policies offer broader basement coverage. We compare the two for your house.

Do I need flood insurance if my house is north of Sunrise Highway?

It depends on your flood zone. Many homes farther from the canals are outside the high-risk zones, so a lender may not require it. Heavy rain can still flood basements and low spots far from the water, though, and only a flood policy covers that. Coverage outside high-risk zones often costs less.

Can you help if my car insurance was not renewed?

Yes. A non-renewal after an accident or claims comes with advance written notice, and we use that time to shop the carriers available to us. If none will write the policy, we apply through the New York Automobile Insurance Plan so there is no gap in coverage.

Turned down somewhere else? Call us before you give up.

Tell us what happened. We’ll go over your options, including the New York assigned-risk plan, and tell you honestly what it will take to get you insured.
